Business Innovation Department (Rakuten STAY Business)

"Rakuten STAY" is a new service within the Commerce Company that offers the "Rakuten STAY" lodging series to both domestic and international users. It is a true Rakuten-style startup organization that pursues new accommodation experiences through unmanned operations, utilization of the Rakuten Ecosystem, and DX.

With over 50 "Rakuten STAY" properties already in operation, the entire business is moving forward to open and manage a diverse range of accommodations across Japan and overseas.

"Rakuten STAY" handles the complete spectrum of lodging operations-including land acquisition, design, construction, sales preparation, marketing, sales, cleaning, operations, customer service, and property management-allowing the team to be fully involved in every stage from end to end.

Position Details

This is a position where you will find land and properties for the Rakuten Group's accommodation series "Rakuten STAY," and handle everything from business evaluation to purchase.

Job Overview

Gathering information and investigating development sites (including leased land) and hotels for sale that will become future Rakuten STAY properties. Specifically, the workflow involves collecting property information from across the country, selecting candidate sites from among them, verifying business feasibility, conducting various administrative and risk investigations, negotiating sales terms and conditions with sellers and brokers, and handling the sales contract and closing.

Missions

1. Select and investigate candidate properties for Rakuten STAY.

You will be responsible for identifying risks of candidate properties, negotiating through interviews with real estate brokers and sellers, and handling everything up to the sales contract and closing.

2. Select investigation areas using data based on market analysis, and consider business feasibility, hotel plans, etc., from various aspects according to the characteristics and trends of each area.

In addition, since challenges and risks vary by project and area, proactive problem discovery and the formulation/execution of action plans are required in addition to the above.

General Workflow

1. Cultivating real estate brokers in your assigned area and collecting property information
2. Conducting detailed investigations of candidate properties and confirming risks and challenges
3. Presenting projects to upper management and the executive team
4. Collaborating with the planning team to deepen business feasibility analysis and conducting various negotiations with sellers
5. Land sales contract (including leasehold contracts) and closing

Frequency of English Use

Most government authorities, sellers, and real estate brokers are Japanese, so there are almost no situations where English is used, but there is a possibility that you will handle overseas projects in the future.

Work Environment

Organization Structure

Planning and Development Office: 5 members

All members joined the company mid-career. There are individuals with various backgrounds, not limited to hotel assets, such as developers, architectural design firms, and real estate companies.

Mandatory Qualifications

• At least 5 years of professional working experience
• Real Estate Transaction Specialist (Takuchi Tatemono Torihikishi) license holder
• Able to prepare and explain the Explanation of Important Matters (Juyo Jiko Setsumeisho)
• Highly interested in accommodation / lodging facilities
• Able to adapt quickly to changes in the environment with a sense of speed
• Comfortable using Excel and various online tools

Desired Qualifications

• Experience in operational efficiency improvement utilizing AI
• Experience in hotel development (not mandatory)
• Holders of various qualifications related to architectural design, construction, law, or real estate
• Business-level English proficiency

• This position will be employed by Rakuten Group, Inc. and will be seconded to Rakuten STAY Co., Ltd. as a concurrent post.

TOEIC Score exceeding 800 (or similar level of English ability) or a University Degree earned in an English-speaking country.

Proof of qualifications will be required by the time of the job offer.
